San Francisco Real Estate Market Update for January 2012

The number of homes in the Overall Sales category sold in January were well below what they were in December but about the same as year ago in the San Francisco Real Estate Market. Average selling prices were generally lower from last month as well as a year ago. The most significan change was that the average days on the market were much higher than they have been which could be caused by the tightened mortgage guidelines.

What do these numbers all mean? For the second time in the last eleven months, single family homes under $2M sold, on average, for less than the asking price. Judging by the average number of days on the market loans are still difficult to negotiate. Cash is king which could be an incentive for foreign buyers.

* Remember, closed sales in any month reflect deals ratified in the previous month with a typical 30 day close.
