San Francisco Real Estate Market Update for March 2010

The number of homes in the Overall Sales category sold in March almost doubled from February for the San Francisco Real Estate Market as well as a year ago. The average selling price was under 100% of the average listing price with most of the categories we track with the exception of single family homes under $2M. The average days on the market was slightly less than they were in February as well as a year ago.

What do these numbers all mean? Compared to a year ago, the San Francisco market seems to have come out of its doldrums with the spring weather. Compared to both last month as well as a year ago, March was stellar. If you look at the percentage of average sold prices versus average listing price, you can see single family homes sold over 100% of the listing price which indicates multiple offer situations. Could this be an indicator that the market has completely recovered? We shall see.
