San Francisco Real Estate Market Update for April 2010

The number of homes in the Overall Sales category sold in April dropped from March for the San Francisco Real Estate Market but increased from a year ago. Once again, the average selling price was under 100% of the average listing price with most of the categories we track with the exception of single family homes under $2M. The average days on the market was slightly less than they were in March as well as a year ago.

What do these numbers all mean? Compared to last month, the San Francisco market seems to have slowed ever so slightly. Sales numbers were down in most of the categories we track. Even so, single family homes under $2M were once again, if you look at the percentage of average sold prices versus average listing price, you can see they sold over 100% of the listing price which indicates multiple offer situations.

* Remember, closed sales in any month reflect deals ratified in the previous month with a typical 30 day close.
