San Francisco Real Estate Market Update for April 2012

The number of homes in the Overall Sales category sold in April were about the same as they were in March but much higher than a year ago in the San Francisco Real Estate Market. Most of the average selling prices were higher from last month but not as high as a year ago. The real difference is that five out of six categories were, on average, OVER 100% of the asking price which could indicate that the real estate market (at least in San Francisco) is back. Average days on the market remained above the "old normal" 30 day period which could mean that mortgages are still tough to get.

What do these numbers all mean? For the twelfth time in the last fourteen months, single family homes under $2M sold, on average, for MORE than the asking price. All sub categories of condominium sales were over 100%, on average, except co-ops. All in all, the market numbers look really good, and indicate San Francisco real estate is back in a big way. If you don't think supply and demand means anything, remember, we have a very low inventory compared to past markets. If you are thinking of selling NOW is the time!
