San Francisco Real Estate Market Update for
May 2010

The number of homes in the Overall Sales category sold in May jumped significantly from April for the San Francisco Real Estate Market as well as a year ago. Once again, the average selling price was under 100% of the average listing price with most of the categories we track with the exception of single family homes under $2M. The average days on the market was about the same they were in April but less than a year ago.
What do these numbers all mean? It is still hard to get a read on what is happening in the market. San Francisco is getting an unusually late start on Spring, and with the rain, sellers are not ready to list. As you can see from the numbers below, the sales volume was up dramatically from last month as well as a year ago, but prices were considerably lower, on average, compared to last month (8.8% lower). Days on market are about the same as last month meaning buyers and sellers are coming to an agreement on price relatively quickly, but the numbers show that we are not out of our recession yet.
* Remember, closed sales in any month reflect deals ratified in the previous month with a typical 30 day close.
