Market Update: July-September 2002 The San Francisco Real Estate market has changed significantly from the second quarter. As the statistics show the average listing price is higher but the average selling price is lower. There is a greater difference between the listing price and the selling price. For the first time in a long time the average sales price is 10% less than the average listing price. In the past few years it has been at 100% or more!! The Buyers have more bargaining power than they have had in several years and combined with the low interest rates now is a better time to buy than it has been in years!! The number of sold properties are 20% fewer so the inventory is growing - which means more choice too! It is a more "normal" market with choices for buyers and longer marketing times for sellers.
