San Francisco Real Estate Market Update for
September 2006

The number of Single Family Homes sold for September dropped from August in the San Francisco Real Estate Market but average selling price was up slightly. The average selling price was only slightly over 101% of the average listing priceindicating that sellers are being more realistic about their asking price, and buyers are making more reasonable offers. Compared to a year ago, the average selling price of homes sold was up a little over 7.5%.

The number of Condominiums sold in September dropped by 25% from August in the San Francisco Real Estate Market. And the average selling price was slightly over 100% of the average listing price. The average selling prices dropped slightly from August and were also down compared to a year ago.

The number of homes sold in the Overall Sales category for September in San Francisco Real Estate was down from August as well as from a year ago. Even so, the average selling price was slightly over 100% of the average listing price indicating that the days of multiple offer bidding situations are mostly over for now. However compared to last month were slightly higher in September but much lower compared to a year ago.

Mortgage rates have been coming down on word that the Fed has decided to stop rate hikes until they can determine what results have come from their previous actions. Foster Weeks does a weekly mortgage update, part of which is posted on our blog.
