San Francisco Real Estate Market Update for
October 2006

The number of Single Family Homes sold for October increased from September in San Francisco Real Estate showing that the fall market is picking up. Average listing and selling prices were both up about 10% from the previous month. The average selling price was only slightly over 101% of the average listing price. Compared to a year ago, the number of homes sold are much lower, but the average selling price of homes sold was only a little lower than last year.

The number of Condominiums sold in October increased only slightly from September in the San Francisco Real Estate Market. And for the first time in a long time, the average selling price was under 100% of the average listing price. Even so, the average sales price was higher than the previous month but lower than a year ago.

The number of homes sold in the Overall Sales category for October in San Francisco Real Estate was higher than September but less than a year ago. The average selling price was slightly over 100% of the average listing price, however quite a bit higher compared to last month. Compared to a year ago the average selling price was only slightly lower.

Mortgage rates have held steady and some have even decreased upon word that the Fed has decided to hold rate hikes until they can determine what results have come from their previous actions. Foster Weeks does a weekly mortgage update, part of which is posted on our blog.
