San Francisco Real Estate Market Update for
November 2004

The San Francisco Real Estate Market for November showed signs of slowing and will probably continue to do so as we approach the holidays. The number of homes sold dropped slightly in two of the three categories we track. There were also some changes in the average listing prices. Typically the number of homes available to buyers during November, December, January and February falls dramatically with buyers, sellers and agents all going on vacation. However, it could be an incredible opportunity for SELLERS with vision. Beginning of this year, higher prices were fueled by low inventory and early next year could be the same. With new vehicles such as Private Annuity Trusts, sellers are finding ways to cash out of their properties with little or no tax consequences.

The number of Single Family Homes sold was down from October, yet the average selling price was over 107% of the listing price. This would indicate possible multiple offer situations due to high demand and low inventory.

Condominium sales was the strongest category for November. More condos were sold with higher listing prices and selling prices than the previous month. However, the difference between average listing and selling price was down slightly to just over 104% of the listing price. Taken on its own, this number is still respectable even if it's not as good as October.

The number of homes in Overall Sales was down and will likely continue to do so as we head into the holidays. Even so, the average listing price was still more than 104% of the listing price.

Interest rates are up slightly, but still relatively low. Don't miss out on your opportunity to buy or sell!
