Real Estate Market Update for November 2011

The number of homes in the Overall Sales category sold in November were more than October as well as a year ago in the San Francisco Real Estate Market. Average selling prices were generally higher from last month but roughly the same as a year ago. The average days on the market increased dramatically from the previous month to about what they were a year ago.
What do these numbers all mean? For eight out of the last nine months, single family homes under $2M sold, on average, for more than the asking price. None of the other categories we track did as well which indicates that homes under $2M are still much coveted and in shorter supply. Take a look at individual days on market and you will see that regardless of what the media is saying about the economy coming back, buyers are still not "buying" it.
