San Francisco Real Estate Market Update for
December 2005

Happy New Year! The San Francisco Real Estate Market for December was strong when you look at the average selling price compared to the average listing price in all the categories we track. Predictably for this time of year when sales normally slow during the holidays, the number of homes sold dropped from the previous month but prices continued to rise. Figures for this period are higher compared to the same time a year ago. However, compare the average selling prices for December 2005 to December 2004, and you will see that, on average, single family homes sold for almost 5% more, condos sold for 7% more and the "all" category sold for almost 11% more!

If you are thinking about selling your San Francisco Real Estate consider January to market your home. Inventories are traditionally low this time of year and could give the savvy seller a distinct advantage! The buyers are ready, and there is very little to buy!

The number of Single Family Homes sold for December was down from the previous month although the average listing and selling price both increased over November. In addition, the average selling price was over 103% of the listing price.

The number of Condominiums sold in December was also down from the previous month although the average listing and selling price both increased over November. Once again, the average selling price was over 103% of the listing price.

The number of Overall Sales for December was also down from the previous month although the average listing and selling price both increased over November. Additionally, the average selling price was over 103% of the listing price.
