San Francisco Real Estate Market Update for December 2010

The number of homes in the Overall Sales category sold in December increased significantly from November for the San Francisco Real Estate Market though average prices decreased. However, the average days on the market increased from November especially in the TIC category.

What do these numbers all mean? During what is typically a slow time of the year for San Francisco real estate, our market did relatively well. Although listing prices were not as high on average, selling prices were still not over 100% of asking price in any of the categories we track. Since marketing times (days on market) were longer, we can probably assume that there were some negotiations going on behind the scenes. It is still a buyer's market and will probably continue to be until summer. Once we hit our busy season, we shall see what the Sprint economy brings.
