This
month we have made some changes to our newsletter format and are now
using Constant
Contact. One of the things we had to do was upload our complete
database to the service. So if you have requested to be removed from
our e-mail list previously, we apologize. Just opt out and it shouldn't
happen again.
As is typical
for this time of year, February began picking up some momentum. Sellers
slowly started to bring properties on the market and the buyers, who
have been around since last year, began making offers on properties
that have been listed for some time. The inventory is still slim especially
in the more desirable areas of San Francisco. As a result we are experiencing
more and more multiple offers situations as well as pre-emptive offers;
offers buyers make for over asking price before the offer date in
hopes of avoiding a bidding war. "Offer dates" on new listings
are being set again. Id say its starting to feel like
the old days, but I dont want to jinx it!
If you are thinking
about buying or selling San Francisco real estate, now is the time
to have an experienced agent who has seen all the markets in your
corner!!! It could make all the difference. For instance, I was able
to sell a client of mine a home that had been on the market last year
but did not sell. As a result, it had been taken off the market. I
asked the listing agent (who was in my office) if the seller was still
interested in selling, and we were able to make the deal. Buyer and
seller are both thrilled!

The March Real Estate Market Report for February is now available
on our website. Remember, these numbers generally reflect the sales
that were made in the previous
month with a typical 30 day close. In short, February sales
show signs of the beginning of a great spring market. Look at February's sales

a month to daylight saving time, changing our clocks back the first
