The statistics from February show a surprising jump in activity. Usually this is a very slow month, and our numbers drop. This has a lot to do with the weather, the fact that we have not reached our spring market yet so there is little to sell and because it has the fewest days in which to make a deal. So imagine our surprise when the numbers for February showed signs of life! Days on market dropped in most of the categories we track. And most of the condo statistics were relatively strong. Selling prices are still below listing prices so we know there are deals to be had. It will we interesting to see what March brings. Many buyers and agents (and everyone) have been waiting to see the "rescue package". Well, now it is here and there are some very good incentives, especially for first time buyers. Not only are prices down but there is also a tax credit of $8000 for first time buyers! With the rents in San Francisco so high and the prices of condos and homes so low and a tax credit, I am surprised that there is not more activity on the listings. It is time to get over the fear of what might happen tomorrow or at the end of the year. Remember, the acronym for FEAR is: False Expectations Appearing Real. Think about it, do we ever really know what will happen tomorrow? With the interest rates low, the tax credit in place and the conforming loan limit raised, what better time to buy a home? If this stimulus package does work as hoped, by the time the fearful ones realize it the prices will have begun to rise and the best opportunity will be missed(or at least be more costly).
