Our market figures for March show that things are beginning to pick up. While San Francisco has not been affected as much as the other parts of the Bay Area during this market downturn, the pace has begun to pick up over the previous month as we would expect for our spring market. Time will tell if this is a sustained rally, but it feels like people are finally starting to feel more confident about the market.  Of course, the low interest rates and the lower prices of all of the properties does help.  This is a fabulous opportunity for buyers.

Patience (and persistence) is a virtue.  That is what my parents taught me along with many other useful tools of how to cope when life's circumstances change.  These are good reminders that I incorporate into my advice to my clients.  Expectations need to change when a market changes. Unfortunately, instant results have been conditioned into our thinking over the past few years with all of the technology.  But we have forgotten that marketing times can be 3-6 months in a normal market and in a "stressed" market it can be 6-12 months.  If you are not patient you will be disappointed because your expectations do not match the the results. 

Buyers that do not "have" to buy do not feel any urgency to make a decision since they have not seen signs that the market is moving upward.  Right now the buyers see time is on their side so they wait.  But these interest rates will not stay low forever and the leverage that buyers have now will also change.  In my 34 years in real estate in San Francisco I have been through 3 other major market corrections.  And the one thing they all have in common is that eventually it changes and gets better.  This is a fabulous opportunity for buyers if they have the vision to see it. But it will not be this way forever!
