While the media and the Federal government turn out reports of a housing market slump, here in San Francisco we are not seeing it. As we have been saying, our spring market is starting off strong for San Francisco real estate! If you look at the April market figures on our website, you will see that the days on the market continue to drop as our inventory shrinks. On our blog we report weekly about sales in our office, and ratified deals have been far outpacing new listings almost 2-1 most weeks. (Check our blog and do a search for "TRI Coldwell Banker" to see these reports.) This indicates a shrinking inventory in a market where sales are still strong. What this results in is increased demand for the few prime properties that are available. Remember a few years ago at Christmas with that "Tickle Me, Elmo" doll that was in short supply and high demand? There were reports of the toy being sold on e-Bay for many times the suggested retail price. Now take that same scenario and look at the average sales versus listing price on our April market report. You will see that all three categories show over 101% of the listing price and single family homes are over 106%! There are not many markets that are able to say that!
Selling your home has many aspects to it-- both financial and emotional. I just had an experience with a client who sold his long time home, and it was a stressful time (as it often is with many people). When signing the closing documents he expressed his appreciation for our hard work, not in terms of the price we got for his home (it did sell over the asking price), but for the fact that we were able to keep him calm and relaxed during the process. I make a conscientious effort to put myself in the "shoes" of my clients and understand how stressful the process can be. It is important to make the experience a positive one which includes not only marketing the property professionally to obtain the best price but also to communicate during the process and manage expectations. Hiring a professional can make all the difference between a dream or a nightmare. If you are thinking about selling your home in San Francisco, now might be a great time to have an experienced agent who has seen all the markets in your corner!!! It could make all the difference.
