In spite of the economic downturn, we are very lucky here in San Francisco. Things are still selling quite well, and there is a lot of activity. While buyers are still looking for deals the numbers show that each month, the selling price and listing price are getting closer and closer. This might indicate that sellers are being more realistic in their pricing.
WOW what a great time to buy! (I sound like a broken record)...But it is true. In all of my years (coming up on 34) in real estate in San Francisco, I can't recall a better time to buy. "Let me count the ways" it is great---- prices are down anywhere from 10-25%, sellers are getting the message, interest rates are at their lowest levels for conforming loans, the qualifying loan amount has been raised to $729,000 and lenders are loosening up for jumbo loans too. If you are a first time buyer the government (you and me who pay taxes) will even give you a tax credit!!! The affordability index is the best it has been in many years. There are great opportunities out there and believe me, if you are waiting for the "bottom" of the market you will not know it is here until it is too late and it has gone up. It feels like we have already started to go up. My last 2 listings both had 3 offers in 3 days and we got over the asking price. I have also heard that story from other agents more often this last month. So if you are on the fence or have a client who is on the fence, now looks like a good time to jump off.
