I'm beginning to sound like a broken record, but the San Francisco market is still very strong, though we have seen a slowing of the pace at which sales have been happening. People are moving slower than molasses. As a result, days on market are a little longer than we are used to. But prices are holding steady as buyers and sellers seem to be more reasonable about the value of the homes.
Our monthly sales recap for May is now online at our website and the numbers show that our market is holding steady. We have been very busy, and this feels more like a spring market rather than a summer "pause".... maybe the buyers are finally realizing that San Francisco values will not go down significantly when they buy in a good, established neighborhood!!
To repeat from the last newsletter, the election coming up tomorrow, June 3rd, has a very significant item on the ballot. Proposition 98 is an important measure that would help reform rent control throughout the state. Rent control has been one of the many issues in San Francisco that has created an imbalanced market. It was originally created in 1979 as a TEMPORARY measure to help the elderly from being evicted in a time when large buildings were being converted to condominiums and inflation was on the rise. Now it has morphed into subsidized housing for anyone who stays in an apartment for any length of time. This measure could help put some sanity into a government program. So please read about it at http://www.lao.ca.gov/ballot/2008/98_06_2008.aspx and I urge you to vote YES on Proposition 98 and NO on Proposition 99. Remember, voting yes for both cancels out your vote.
