Our June market report for May activity shows signs of life. Even though the number of homes sold are up significantly, the average prices are still dropping. Days on the market are about the same, so buyers and sellers seem to be coming to an agreement fairly quickly. For the fourth month in a row, single family homes under $2M are selling for OVER the asking price which indicates multiple offer situations.

With our wet weather this season I am noticing our "spring" market going into the summer season.  It was a late start for many listings as the rainy weather made it difficult to finish those pre-sale chores to make the properties ready for the market.  So as you can see by the numbers, the May activity was strong and it continues to be strong (as compared to last year) as we move forward into the summer.  Interest rates are also at historic lows which saves a home buyer thousands of dollars for years and years. 

We are seeing more "short" sales- sales where the lender is reducing the loan so the home can be sold.  Lenders are still very slow in making their decisions but some have put new systems in place to streamline the process.  Let's hope more lenders get their act together so they can help to stabilize our market.  Without the help of the lenders we will all see this market get worse before it gets better.  Let your voice be heard by contacting your government representatives.  If we remain silent we will just continue to let the old system keep our economy from rebounding.

This month we got a note from friends and clients, Sarah and Lee Henderson, who sent us this picture of their cute 6 month old baby, Lenny, to post on our website. The word is she is finally sleeping through the night!

Even with a new baby they are considering doing some remodeling of the home they bought through us in 2007 which is very brave.

Just look at that face! This picture would make even the grumpiest person crack a smile!
