HAPPY FOURTH OF JULY!! We are a little tardy with this month's report as we take a little time off here in our wonderful Lake Tahoe condominium and celebrate Independence Day. It's gives us time to reflect on how grateful we are for the opportunities we get from living in the United States.

For the past month I have noticed a slight cooling in some areas of the market here in San Francisco. Although prices held steady in June and the luxury market did very well, we did notice a decrease in the number of multiple offer situations.

Certain areas of San Francisco continue to be hotter than a firecracker (no pun intended). Noe Valley is a case in point. Renovated homes and condos in Noe Valley continue to sell in record numbers at record prices. So if you are thinking about buying or selling San Francisco real estate in this changing market, it's important to have an agent who has experience and understands any changes in market conditions. It could make all the difference.

I built a new home in Noe Valley in 2002-2004 at 946 Elizabeth and sold it in October of 2004 for $2,100,000. That was a top price at that time. The new owners added some of their own touches and improved that lower patio and yard. It just sold for $2,675,000. That is more than $850 a square foot and appreciation of about 10% a year (and that was in a "down market" according to the news media!). Noe Valley is a special neighborhood that has a wonderful neighborhood ambience with 24th Street shopping and easy access to downtown and the freeway to the south Bay. In addition, our local city government has made it practically impossible to demolish any property and build new or change the exterior of any building more than 50 years old. So what is existing is going to become even more valuable!
