Our monthly sales recap for June is now online at our website and the numbers are very revealing. Sales figures show that days on market are increasing which indicates that buyers are taking longer to make a decision. No longer are we inundated with multiple offer situations and over asking price offers. Though they do still happen in specific situations where a desirable property is underpriced, it is not the norm. The market has certainly cooled, even here in San Francisco.

So how long will it last? It's anyone's guess, but with gas prices reaching new highs and the stock market having its problems, it doesn't look like it will end any time soon. But as we've always said, real estate is a long term investment. And the real estate market will come back. San Francisco has had it pretty good for a very long time, and I don't want to paint a gloomy picture now. However, sales figures show that, on average, selling prices are UNDER listing prices for the first time in a very long time. This would indicate a buyers' market.

As always, if you need an agent in another area we know GREAT AGENTS to whom we can refer with confidence. We have already sent some happy buyers and sellers outside of San Francisco. So if you or someone you know needs to buy or sell property somewhere else in the country, keep us in mind.
