Hello from Janis!

We hope you had a happy 4th of July. We are very fortunate to be living in the greatest country in the history of the world. As a result we also have great opportunities. The real estate market is showing signs of life, though not at the levels we have seen in the past. Buyers still have the upper hand as we are seeing in negotiations, and some sellers are still slow to come to the realization that we are not in the market of several years ago. Our market report for June show prices are starting to creep back up and even though there are occasionally multiple offers rarely do we see deals closing over the list price.

The name of the game these days seems to be "how long will it take the lenders to do their job"? Or a better question might be how can we do business in spite of the lenders.  In the 1980's about the only way to sell a property was to have "creative" financing.  That included using existing financing along with seller financing.  I know that many transactions are dependent upon the lenders cooperation but I do think many deals can be made by encouraging the sellers to help with the financing.  And it can be a win-win.  The buyers can get the financing they need to buy the property and the sellers are getting a return of 5%+ a year. Where can you get a 5%+ return on any investment these days?  As the lenders get more and more difficult (and they will) we have to find a way to help sellers sell and buyers buy!  My new motto it "THINK CREATIVELY"!  Pass the word.......

Interest Rates

See what Foster Weeks says every Monday about interest rates in his weekly newsletter and on Blog. With all the turmoil in the stock and bond markets, it changes day to day! However, interest rates have been very low for a long time. Now might be the time to take advantage of it!
