Our August market report for July activity shows our San Francisco real estate market may be slowing. Summer is traditionally our best time of year for buying and selling, but sellers seem to be reluctant to sell in this economic climate. For the 6th month in a row, single family homes under $2M are selling for OVER the asking price which indicates multiple offer situations. If you own one of these homes, it is great news for you!
Buying and selling real estate whether you are a buyer or seller or the agent facilitating the transaction is not a sprint but a marathon. Most of us think of it as a sprint because of the way the market use to be --- the process was usually over in just a couple of months. In this market it is a process that can easily take up to a year or more so managing expectations is critical to the mental health of everyone. There is the preparation of the property--paint, repairs and remodeling. Properties that need a lot of work are not selling well so it is critical to be sure to do all you can to make the most of your property within your budget. Then the marketing can take months just to find a buyer who is ready, willing & able. The final run to the finish is obtaining the financing or working with the lender on a short sale that can take even more months. This is not a quick market so pacing yourself can help keep you in the race!
