With the release of our August statistics, it is easy to see that our market is a little sluggish. For the first time in a long time, average selling prices are under the average listing prices, indicating a great BUYERS market... But where are they? Sales volume was also off compared to this same time last year. Even though it is the end of summer by the calendar, it is the beginning of "summer weather" in San Francisco. It is also usually the beginning of our active fall market. We are hoping for more inventory so that the buyers will feel like they have more choices. The buyers are out there looking but are slower to make an offer. That is a shame since the interest rates are low now and more likely to go up and when the economy improves, the prices can go up much higher. Why is it that when prices are going up 20% a year people fight to offer over the asking sometimes 20-25% more) and when there is a more balance market they sit on the sidelines and wait for the activity to pick up? I realize that it is a rhetorical question but I am still asking it! This is the best market we have had in years for buyers and they are waiting on the fence. The high end is not fence sitting. The good homes over $3,000,000 are selling very well. According to First Republic's Prestige Home Index San Francisco's index rose to an all time high and the values in San Francisco have recorded only a small decline since 2003. So the mantra for buyers should be-- buy now!As always, if you need an agent in another area we know GREAT AGENTS to whom we can refer with confidence.
