Hello from Janis!

Starting this month we are going to break out our market statistics to give a bit more detail. Single family homes will be broken down into those under $2M and those $2M and over. The second category will now be broken out into 4 separate items; condos, lofts, co-ops and tenancy in common. We hope this more accurately reflects what is selling and what is not.

Surprisingly, the San Francisco market is still quite strong though we are seeing a bit of a slow down. Logic dictates that if buyers are not comfortable with multiple offer bidding situations, you would think that NOW is the perfect time to buy. There are not a lot of other buyers out there to complete with, and properties that on the market are for sale because the owners probably have to sell for one reason or another. Chances are they are highly motivated to sell, and this might be the time to get a good deal. But for some reason, probably the inconsistency in the stock market, buyers are not stepping up.

Often clients say to me "I know you can't predict what will happen in the future but...", "where do you think the market is going..." or "do you think now is a good time to sell (or buy)...", or "should we wait until next year?"  We discuss their options and what has happened in the past as a way to help them reach the decision that is best for them.  I can add perspective since I have seen many different markets in my real estate career. It doesn't help me predict the future but it helps me guide my clients through a changing market.  And I do think that the economic events of October just remind us how quickly things can change.  But the other thing to remember is that there are still many people who are working at their jobs, making money and qualified to buy real estate.  And there are still lenders who are loaning money to qualified buyers. So it is a good time to buy real estate in San Francisco---probably the best time in a long time.  And I don't know if it will be better or worse next year (or next month).......... oh that foggy crystal ball!
